Energy Savings Contracting is a service contract in which the client commissions an external energy services company (e.g. Cofely) with modernisation measures in order to save energy.
 
The contractor takes over the costs of planning, financing and implementation of the investments as well as for operational management and maintenance, and therefore guarantees the operator or real estate owner specific savings on energy costs over a fixed period of time.
 
The contractor can refinance his outlay by participating in the saved costs.

The basis for Energy Savings Contracting, is the energy consumption of the respective building; the so-called baseline, which serves as a reference value. In a rough analysis, the contractor, Cofely in this case, calculates the potential savings for heating, water and electricity based on the reference value. After conclusion of the contract, the building is subject to detailed analysis in which Cofely precisely calculates the detailed savings and guarantees them contractually with the customer.
